Measuring the space you actually pay for

A tenant renting yard space by the area he uses, captured every May for three years so the figure he is billed against is measured rather than estimated.

The challenge

When rent is set by the space occupied, the area is the money. Yards spread and contract through a working season, and an occupied footprint described in a lease conversation is an estimate on both sides. The tenant wanted a measured figure and a dated record of it.

The site

A leased yard of roughly three to four acres, captured every May for the last three years.

Equipment and method

Mapped capture of the whole yard processed into an orthomosaic, with the occupied footprint measured against it. The inventory rides along on the same flight: what is on the yard, where it sits, and how it has changed since the previous May. Because the capture happens in the same month each year, the three sets compare directly rather than setting a spring yard against a winter one.

Airspace and safety

Local airspace with yard operations continuing below, and launch positions kept clear of equipment movement.

Deliverables

Orthomosaic, measured area of the occupied footprint, a DroneDeploy link the client can open and measure on himself, and a dated inventory view of the yard.

Result

The tenant has a measured figure rather than an estimate, dated to the day, and three years of them in sequence. It turns a conversation about how much space is being used into a question with an answer attached.
