Roof inspections without a ladder

We fly the whole roof, capture every slope, seam and penetration at close range, and hand back images an adjuster, a roofer or a building owner can act on. Nobody steps on the shingles and nothing gets missed because it sat out of reach.

What you get

  • An annotated photo report covering every slope and elevation, with close detail on flashing, vents, valleys and anything that needs attention
  • A measured orthomosaic of the roof plane where areas and lengths are needed
  • Thermal imagery paired with the matching visual frame on flat roof work
  • A 3D model where the shape of the roof matters to the repair
  • A dated record, so next year's condition is measured against something

Finding trapped water on flat roofs

This one is specific. Flat and low slope roofs, so commercial buildings, apartment blocks, and houses with a flat section. Membrane and insulation hold water in ways a radiometric thermal camera can read. Shingles on a sloped roof behave differently, so on those we stay with close visual imagery, which is what actually shows you the damage.

We fly flat roofs between dawn and shortly after sunrise, before the sun starts loading heat into the surface. At that hour the dry membrane has given up its warmth overnight while saturated insulation is still holding it, so wet areas show as warm patches against cool deck. Those areas are mapped and measured against the roof plan, so a repair can be scoped to the wet sections instead of the whole roof.

When people call us

5 situations
01

After hail or wind

Condition documented for an insurance claim while the evidence is fresh, with a capture date on the record.

02

Before a purchase

The roof becomes a known quantity rather than an estimate, ahead of closing.

03

Commercial flat roofs

Membrane, seams, curbs and drains checked across a large area in one visit, with thermal moisture mapping where it helps.

04

Solar arrays

Panel condition and cells running hot, screened across a rooftop array without walking it.

05

Annual condition record

A dated baseline so next year's change is measured rather than remembered.

Send the address, the roof type and what the report is for, and a scoped quote comes back, usually within one business day.

Common questions

Answered plainly

Do you inspect shingle roofs?

Yes, with close range visual imagery covering every slope, valley, vent and flashing detail. Thermal moisture mapping is a separate matter and applies to flat and low slope roofs, since shingles on a slope behave differently and visual detail is what actually shows the damage there.

Why are flat roof thermal scans flown at dawn?

At that hour the dry membrane has given up its warmth overnight while saturated insulation is still holding it, so wet areas read as warm patches against cool deck. Once the sun starts loading heat into the surface the contrast closes up.

Can the report be used for an insurance claim?

Yes. Reports are formatted for insurers, adjusters and roofing contractors, with slope by slope coverage, close detail on the damage and a capture date on the record.

How long does a roof inspection take?

Most residential and small commercial roofs are captured within an hour on site. Turnaround on the report is typically the same week.

Does anyone need to be on site?

Someone to give access and point out anything we should know about, but nobody has to be present for the flight itself once we are set up.
